American Healthcare REIT to acquire Kensington Portfolio for $873 million

American Healthcare REIT agreed to acquire the Kensington Portfolio, eight senior housing communities with 745 units across California, Maryland, New York and Virginia, for $873 million. The portfolio operator manages communities in those states. The acquisition is structured through three separate purchase agreements with initial closing targeted for September 1, 2026, with a possible extension to October 15, 2026. Closings are subject to conditions including lender consent for assumption of a $56.46 million mortgage at one property and achievement of specified net operating income at another property.
